Great question!  Appraisals are not concluded overnight.  It is important to note that each claim and consequent appraisal are unique and are handled based on its own merit.  Most typical residential appraisals take roughly one to one and a half months.  Larger residential appraisals or commercial appraisals can take up to six months.


It is important to remember that a primary tenant of appraisal is impartiality.  Part of that means the appraiser cannot have a financial interest in the outcome of the appraisal.  As a result, appraisal costs can vary based on the size of the risk and the hours involved in the appraisal.  For more specific pricing about your case, please email us directly.


In the event that the two competent and impartial appraisers cannot agree on the outcome of the appraisal, the file is referred to an umpire to determine the final award. The umpire will typically meet with both appraisers onsite or virtually and allow them to discuss their position. The umpire will then publish his rulings. This includes breaking appraisal deadlock. Once two thirds of the appraisal panel (the two appraisers and the umpire) sign the umpires award it is then considered majority executed and the award is sent to the carrier for consideration.
